FAR, coverage, setbacks and egress — what each check actually means and why it's flagged pass, warn or fail.
Floor Plan Studio's compliance engine runs three categories of checks live against your plan: byelaws, egress, and accessibility — plus an optional Vastu ruleset you can toggle separately. Each result is one of pass, warn or fail, with the offending geometry highlighted directly on the canvas so you don't have to hunt for what triggered it.
Byelaws cover Floor Area Ratio (your built-up area divided by plot area), ground coverage, setbacks from the plot boundary, minimum room areas, ventilation (window area relative to floor area) and parking provision — all checked against whichever ruleset you've selected (Generic or one modeled on India's National Building Code 2016). Egress checks whether every room is actually reachable from the entry, whether exit and door widths meet minimums, and travel distance to the nearest exit. Accessibility checks door clearance widths and wheelchair turning circles in wet rooms.
A fail doesn't mean the plan is unbuildable — it means that specific rule, under that specific ruleset, isn't satisfied yet. Many failures have a one-click proposed fix in the panel. But treat every result as a strong early signal, not a substitute for your local authority's review: byelaws vary by jurisdiction and change over time, and a licensed architect or structural engineer still needs to sign off before construction.
